
RICS Home Survey Level 2
The RICS Home Survey Level 2, previously known as the HomeBuyer Report, is designed to provide a clear and concise overview of the condition of a property. It is particularly suited to modern properties or homes in reasonably good condition, offering an accessible and easy-to-understand assessment without going into the detail of more in-depth surveys like the RICS Home Survey Level 3.
Key Features of a level 2 survey
The Level 2 survey provides a snapshot of the overall condition of the property. It focuses on identifying visible defects that are or may affect the property or require urgent repairs. It examines the main elements of the building, both internally and externally, such as the roof(s), walls, ceilings, floors, windows, doors, and major fittings. There is also a visual inspection of the services and grounds.
Each key element which makes up the property is split into individual sections within the report, with condition ratings applied and a clear traffic light system, which makes it easy to understand the severity of any issues:
Green: No repairs are currently needed. Maintain as normal.
Amber: There are some defects or repairs needed, but they are not considered serious or urgent.
Red: Serious defects that require urgent attention or could significantly affect the property if left unaddressed.
The report will highlight any specific risks that could affect the property or your use of it, such as concerns over dampness, structural movement, or timber decay. It also flags up any issues that may require further investigation or pose legal questions, like potential access rights or unauthorised alterations.
The RICS Home Survey Level 2 survey is ideal for properties of standard construction, in reasonable condition, less than 100 years old, and which are not undergoing significant renovations or alterations.
