What is the difference between a Level 2 and Level 3 Survey?

An RICS Home Survey Level 2 (formerly called a HomeBuyer Report) is suitable for conventional properties in reasonable condition and includes an overview of the property's condition, any potential issues, and advice on necessary repairs. The RICS Home Survey Level 3 (formerly called a Building Survey) is more detailed, ideal for older or larger properties or those that have been significantly altered, and provides an in-depth analysis of the property’s structure, condition, and future maintenance needs.

How long does a home survey take?

The time taken for a Home Survey inspection varies depending on the size and condition of the property. On average, the inspection for the Level 2 survey may take around 3-4 hours, while the inspection for a Level 3 survey could take up to a full day. We survey just one property per day, ensuring we have ample time to provide a thorough and unrushed assessment. The report is then prepared back in office.

How long will it take to receive my survey report?

Typically, we aim to deliver the report within 2 working days after the inspection is completed, depending on the complexity of the property (or issues are found during the inspection that require additional research/further investigation).
