The RICS Home Survey Level 3, previously known as the Building Survey, is the most comprehensive type of property survey we offer. It provides a deep and detailed assessment of the property’s condition, making it ideal for older, larger, listed, or more complex properties, as well as those in need of significant repairs or renovations. This in-depth report helps buyers fully understand the condition of a property, identifying major and minor defects, and providing advice on repairs and ongoing maintenance.
Key Features of a level 3 survey
The Level 3 survey involves a detailed inspection of the property, looking at all accessible areas and elements. This includes checking walls, floors, ceilings, roofs, windows, doors, and structural components in greater depth than a Level 2 survey. We may also look into concealed areas, where accessible (for example, lifting loose floorboards or the edge of carpets if easily lifted). The aim is to uncover any defects, structural issues, or areas that need immediate or future attention.
This survey not only identifies defects but also explains their potential cause and significance. Whilst the report format follows that of the Level 2 survey, with the traffic light system still used, it goes beyond listing problems by assessing their severity, outlining the implications, and advising on the repairs needed. The report will also provide a clear understanding of which issues require urgent attention and which can be managed over time.
The Level 3 report offers more detailed guidance on how defects should be addressed, making it particularly useful for older, listed or historic properties that may require specialised care. The report will also advise on potential risks if repairs are not made, helping you plan and budget for future works.
This survey focuses more heavily on the structural integrity and fabric of the building than a Level 2 survey. We will look closely at load-bearing elements, such as walls, exposed beams, and the roof structure, assessing any above ground signs of movement, subsidence, or instability. Issues such as timber decay, damp, and rot are also investigated thoroughly.
Beyond immediate repairs, the Level 3 report provides advice on long-term maintenance to help preserve the condition of the property. This is especially valuable for older properties that often require more frequent ongoing care.
The RICS Home Survey Level 3 is ideal for properties that are: over 100 years old, in poor or uncertain condition, larger or more complex (such as listed/period properties or homes with unique features), have been extensively renovated, altered, or extended, and/or are built using non-standard methods or materials (such as older type timber frames, thatch roofs, etc.)
